In our experience we find that pricing too high eliminates many potential buyers before they even view a property. All too often we see agents set an unrealistic asking price to get the business, only to have little interest and ultimately dropping the price weeks or months later delaying the sale and meaning peoples sometimes miss out on the property they in turn want to buy. We prefer to list with a guide price a little below the potential ceiling which generates more interest and in turn viewings. We're in a much better position to negotiate on an acceptable price for all when potential buyers have seen the property and are motivated to purchase. More interested parties creates competition seeing offers at and around the guide, which can be both above and below. Overall this approach will achieve a quicker sale but also the best price in the long run.
